What is the housing valuation system (WWS)?
The WWS is the points system that determines the maximum rent for a home. Points come from the floor area, the official property value, the energy label and the facilities, among other things. The number of points determines whether a home falls in the regulated, mid-market or free segment.
Is this result legally binding?
No. This tool gives an indicative estimate based on a simplified approach. The official points assessment and maximum rent follow from the rent tribunal's annual WWS tables and may differ. In Protiva you record the full, documented assessment.
What does the Affordable Rent Act mean for me?
Since the Affordable Rent Act, the WWS also applies compulsorily to mid-market rents. Landlords must base the rent on the points; a rent that is too high can be reduced. A correct points assessment therefore matters more than ever.
