Residential tenancy
Self-contained homes in the regulated and mid-market segments have a statutory maximum percentage each year. Protiva calculates with the lower of CPI and that ceiling, so the proposed increase stays within the maximum.
Commercial tenancy
For business premises and free-sector homes the increase usually follows the indexation clause in the lease, often tied to the CPI. Protiva uses the right index and period.

Am I allowed to raise the rent this year?
In most cases yes, but it depends on your lease and the segment. Self-contained homes in the regulated and mid-market segments have a statutory maximum percentage each year; for the free sector and commercial property the increase usually follows the indexation clause in the lease (often the CPI). How much can the rent go up?
Protiva uses the current consumer price index from Statistics Netherlands and tests it against the statutory maximum for your property's segment. The lower of the two is your permitted increase. You see the exact amount and percentage before you commit to anything.
