Frequently asked questions
Which allocation key should I use?
That depends on the cost item and your lease. Consumption-related costs (energy, water) are best split on actual consumption via sub-meters; fixed communal costs often by floor area or equally per unit. For residential property the default is equally across the number of units, unless there is good reason for another key.
What about vacancy and tenant changes?
In Protiva every per-unit share is split pro rata over the occupied days of the leases. If a unit stands empty for part of the year, that part is for the owner's account and is not passed on. This tool gives the split per unit; the platform handles the time apportionment.
Do I have to support the settlement with invoices?
Yes. For residential property you must provide a specification based on the actual costs within six months of the calendar year end. In Protiva you link the purchase invoices to the cost items, so the settlement is demonstrably correct.
