Your own shop window, without commission
Every rentable unit gets its own public page with photos, amenities, the calendar and a price worked out live. You share the link yourself: in your email signature, on social media, as a QR code in the welcome folder. What comes in there costs you no booking fee.
From link to confirmed booking
Switch the page on
Pick a web address, add photos, tick the amenities from a fixed list and write a description. The page is live the moment you publish it, with no review and no waiting.
The guest picks their dates
They see the calendar, choose arrival and departure, and immediately get the price broken down: accommodation, your own charges, deposit and tourist tax. Worked out by the same engine that will produce the invoice, so it is the same amount to the cent.
You decide
What arrives is a request, not a booking. You are notified, you see who it is and which other requests cover the same nights, and you accept or let it run out.
What the guest sees
Photos you order yourself
Drag them in and drag them into order. The first photo is the cover: one action, so the cover can never be a different photo from the one at the top.
Amenities from a fixed list
Forty-three amenities in nine groups, ticked rather than typed. No three spellings of wifi, and no two ticks for the same thing.
Availability in three colours
Free, requested and occupied. The middle one can still be picked. A period holding only an unanswered request should not be closed: that is exactly when a second request is worth having, because then you get to choose.
The rate table per season
What a night, a week or a month costs in each season, simply visible. Including where a rate is absent, because that is the explanation when a short period cannot be priced.
A map with a pin
A guest wants to know where the house is before they ask for it. The map shows the property; the full address and the arrival details come with the confirmation.
A web address of your own
A readable link you can put on a flyer or in a QR code, derived from the title of your property rather than a string of random characters.
Your own page and a booking platform do different jobs
This does not replace Airbnb or Booking.com, and that is not modesty: a platform brings visitors with it and your own page does not. The difference is in who already knows the guest, and what the booking costs you.
| Your own booking page | Booking platform | |
|---|---|---|
| Who brings the guest | You — you share the link | ✓ The platform, with its own reach |
| Booking fee | ✓ None | A percentage per booking |
| The guest's details | ✓ Straight to you | Through the platform, often limited |
| Who confirms | You, per request | Often the platform, instantly |
| Calendar | ✓ The same one as in your books | Linkable over iCal |
| Returning guests | ✓ You send them the link again | Commission again |
One thing we do not claim: that you are better off overall with us than on a platform. Anyone using property management software generally falls into the more expensive host-side rate at Airbnb. The honest claim is about this page: what you book here carries no booking fee.
You confirm, and you see what goes out first
A request through your page never quietly becomes a confirmed booking. The guest gets a confirmation that their request has arrived, you are notified (with a phone alert if you want one) and the decision stays yours.
Accepting does more than change a status: it creates the cleaning and key handover jobs, declines the requests covering the same nights, and sends those guests a message on your behalf. So Protiva shows you those messages first, word for word as they will be sent.
- ✓ Several requests for the same nights can sit side by side; you choose
- ✓ Accepting declines the others with a message of their own, not with the expiry notice
- ✓ If a request is left alone it expires by itself, and the guest hears that too
- ✓ The confirmed guest gets an invitation to the app, with their stay and the arrival details in it
The booking page runs on the short-stay module: the same rates, the same calendar, the same invoices. See how it all fits together under how it works, or go straight to pricing.
Frequently asked questions
Do I pay commission on a booking through my own page?
No. Protiva takes no percentage of your bookings. The subscription is the price. What we do not promise is that this leaves you better off overall than a platform: anyone using property management software generally falls into the more expensive host-side rate at Airbnb. The promise is about this page, not about your whole operation.
Can a guest book instantly?
No, and that is deliberate. What arrives is a request with a validity period; you confirm it or let it lapse. That way you can put two requests for the same week side by side and choose, instead of the first one automatically winning. When you accept, you see exactly which other requests fall away and what message those guests receive.
What if two guests request the same week?
Both requests arrive and the calendar shows the period as requested, not as occupied. As soon as you accept one, that week is blocked and the others are notified automatically that it is not going ahead. Two confirmed bookings for the same night are impossible: that is refused in the database.
Does the guest see my address?
The page shows a map with a pin on the property, because a guest wants to know where they will end up before they ask. The full address, the check-in times and the access codes come with the confirmation. The codes follow on the day of arrival, in the app.
Does the price on the page match the invoice?
Yes, to the cent. The page does not calculate anything itself: it asks the same engine that produces the invoice. If a period cannot be priced (say, three loose nights in a season you only let by the week), the answer is not €0 but a message explaining why.
Can I take the page offline again?
Yes. Publishing is a switch per rentable unit. With it off the page is unreachable, and the availability and price endpoints behind it stop answering as well.
