How much can the rent go up in 2026?
The maximum annual rent increase is set by law and differs per segment (regulated, mid-market, free sector). It is tied to wage and/or price developments (the consumer price index) plus a margin. Enter the current maximum; the tool works out the new rent.
Is there a maximum for the free sector too?
Yes. Since the temporary cap, even in the free sector the rent may not rise per year by more than the lower of CPI or wage growth, plus 1%. This tool takes that into account on an indicative basis.
