Your property, your neighbours and your tradespeople, all in one place
If you don't let, Protiva is free for up to 3 properties of your own. You join your VvE (owners' association) and put your plumber or gardener on your list. When something breaks, you report it and send the job out as a work order. No payment details and no trial period.
Four things, at no cost
As long as you don't let, for up to 3 properties of your own.
Your neighbours and your VvE
Join with your VvE's join code, or set it up in Protiva yourself. You see who lives next door, where the codes are kept and when the meeting is.
Your tradespeople
Put your plumber, electrician or gardener on your list. Invite them by email, or add them straight away with their own code. Their account is free too.
Reports and work orders
Report what is broken, with photos, and send it to your tradesperson as a work order. They send a price for you to approve, schedule the job and send photos back.
Your property
Your property's paperwork, the codes and where the key is kept, and for every job who did it and what it cost. It stays private, from your neighbours too.
A group chat remembers nothing
- ✕ Nobody knows who lives in which apartment
- ✕ The gate code is somewhere in last year's conversation
- ✕ The minutes and the insurance policy sit on one person's laptop
- ✕ Nobody knows who to call about the lift or the pool
- ✓ A member list with your neighbours and their home
- ✓ Codes and key locations in one place, for every member
- ✓ Documents that stay put, even when the board changes
- ✓ Work sent to the gardener or the cleaning company
Create your account
Your name and your email address. Your phone and the address of your property follow when you activate it. No payment details, no trial period.
Join or create
Got a join code from the group chat? Enter it. If the association does not exist yet, you create it and become its administrator.
Invite your neighbours
Share the join code in the group chat. You approve every request first, so nobody gets in who does not belong there.
From report to work order
You send a job out in the portal or in the app, even when you are far away.
Report what is wrong
Describe what is broken and add photos. The report stays with your property, so you can see later what happened.
Choose your tradesperson
From your own list. If they are not on it yet, invite them by email or add them with their code.
Follow it in the app
Your tradesperson sees the address, the photos and how to get in. They send a price, schedule the job and send photos back.
Their account is free too. How it works for tradespeople
A home you often don't see
You run a holiday home or a second home far away from the app, wherever you are. Every job is a work order with photos, so you see what was done without standing next to it.
You choose who may see each code. A tradesperson sees your key safe code only while they have a job with you. And when a neighbour writes on the noticeboard in another language, you read it in yours with one click.
- ✓ The key holder who checks your house while you are away
- ✓ The cleaner who gets it ready before you arrive
- ✓ The pool technician and the gardener
- ✓ The neighbours you can call when water runs under the door
Free stays free. If you start letting the place and want tenants, leases, invoices and bookkeeping as well, you choose a subscription yourself. Until then we ask for nothing.
Frequently asked questions
What does it cost?
Nothing. No payment details when you sign up and no trial that runs out. You only pay when you choose the letting features yourself.
How many properties can I add?
Up to 3, as long as you don't let. A parking space or storeroom that belongs to a home does not count separately. If you want to add more, you choose a subscription.
I have no association. Is this still useful?
Yes. Your property, your tradespeople and your reports work without an association too. Live on a street or in an estate without one? Then you can still set up a neighbourhood with your neighbours, with its area on the map.
I am the first in my building. Is that possible?
Yes. You create your account, set up the association and then share the join code with your neighbours. You are its administrator and can share or hand that over later.
Will my neighbours see my phone number?
Only the members of your own association, and only while you leave it switched on. Your name and your home are always in the member list, because that is what the list is for.
We already have a manager. Is this still useful?
Yes. This does not replace the administration: there is no budget, no contribution collection and no decision-making in it. It is where residents find each other, the codes and the documents.
Does my tradesperson need an account too?
Yes, a service provider account of their own, and it is free. You invite them by email, or they give you their code and you add them straight away. They only see the jobs you give them.
Does this work for a commercial property?
Yes. An owners’ association with shops, offices or business units works exactly the same: a member list, the codes, the documents and the work. The plan looks at how many properties you own, not at what happens inside them. If you start letting it and want leases and invoices as well, you choose a subscription yourself.
