See a property and its neighbourhood in one scan
Type an address in the Netherlands. You see the build year, the energy label and the WOZ value in the neighbourhood. You also see whether it is a national monument, what the soil register knows and which rules the municipality has. From open government data, free and without an account.
Six parts, each from a public source
If a source has nothing on this address, the scan says so. We never fill a gap with a guess.
The property
Build year, floor area and use from the BAG (the Dutch building register), and the energy label from EP-Online.
Neighbourhood and WOZ
The average WOZ value of homes in the neighbourhood, the number of residents and the share of owned and rented homes. From CBS, the Dutch statistics office.
National monument
Whether the building is in the register of national monuments, with its monument number.
Soil
Whether the soil register (Bodemloket) has a soil survey or contamination on record at this spot.
Crime and water
The number of crimes per 1,000 residents in the municipality, and whether the address lies in an area with a chance of flooding.
Rules of the municipality
Buy-to-let protection, rental permits, short-term letting and the local taxes. From our register, with the source for every rule.
What the scan is not: a valuation, a building survey or legal advice. The data comes from open government sources and can lag behind. Read the source before you make a decision.
Frequently asked questions
What does the environment scan cost?
Nothing, and you do not need an account. If you want to keep track of the property, add it to Protiva with a free account.
Where does the data come from?
From open government sources. The property comes from the BAG and the energy label from EP-Online. The neighbourhood and crime figures come from CBS. We also read the register of national monuments, the soil register and the map of flood risk areas. The rules come from our register of property rules by municipality, with the official source for every rule.
Is this the WOZ value of my home?
No. You see the average WOZ value of homes in the neighbourhood, according to CBS. The WOZ value of a single home is on the WOZ-waardeloket.
Can I use the scan as a valuation?
No. The scan brings public data together. For a mortgage, a purchase or an objection you need a valuation by a valuer, and often a building survey.
What do you keep of my scan?
The address and the result, for 30 days. That way you can add the property to your account after you sign up without typing it again. We do not ask for your name or e-mail address to scan.
What does not researched mean for a rule?
That we have not yet read the official source for that question in this municipality. It does not mean nothing applies. Not found means we read the source and the rule was not in it.
