View return and net rental income

On the Overview of a property, Protiva shows the running return and net rental income. At a glance you see the direct return, value growth, total return and net initial yield (NAR), plus a breakdown of all costs that affect the rent.

Where to find this

  1. Go to Properties;

  2. Open a property;
  3. Click the Overview tab (open by default).

Return (this year)

This panel appears as soon as a market value or any cash flow (rent, HOA contribution, financing interest or maintenance) is known. It shows four return figures: Direct (net rental income divided by market value), Capital growth (year-on-year increase of the WOZ or market value), Total (direct + value growth) and NIY (net annual rent divided by purchase price). Below that you see the Net rental income per month and per year.

Breakdown

Click Breakdown to open the cost breakdown. You see the Gross rent minus the VVE contribution, Financing interest and Maintenance & other. Each item shows a label indicating whether the amount is estimated from master data or actually booked via purchase invoices or bank entries. Use the toggle at the top to switch between the Smart view (one reconciled amount per item) and Budget vs actual (budgeted next to actual). When gross rent is positive and net rental income is not negative, a donut chart visualises each cost item's share.

Return (realised)

For a sold property (status "Sold") the panel instead shows the realised return: purchase price, sale price, capital gain, net rent over the holding period and the total result. Below that you see the total return, the average return per year and the holding period. Both the purchase price and the sale price must be entered on the Details tab for this calculation.
