Issuing a loan? The instalment invoice runs itself
Record a loan to a counterparty with its principal, interest, term and repayment type, and Protiva produces the instalment invoice automatically every month. Complete with amortisation schedule, outstanding balance and a loan agreement.
From loan agreement to monthly invoice
Record the loan
Under “Create contract”, choose a loan issued, select the counterparty and enter the principal, interest, term and repayment type.
Amortisation schedule
Protiva works out the full schedule immediately: interest, repayment and remaining balance per instalment, with a live monthly figure.
Automatic instalment invoice
Every month Protiva produces the instalment invoice with interest and repayment, through the same run as your rent invoices.
Annuity, straight-line or interest-only
Annuity
A fixed monthly instalment; the interest share falls and the repayment share rises as the balance comes down.
Straight-line
A fixed repayment per month; the instalment falls because you pay interest over a lower balance.
Interest-only
Interest only each month; the full principal is repaid at the end in a single final instalment.
Calculate an amortisation schedule

Interest VAT-exempt, repayment not turnover
Granting credit is VAT-exempt throughout the EU. Protiva therefore puts the interest on the instalment invoice without VAT. Interest is the only revenue line; the repayment reduces the outstanding balance and does not count as turnover.
Your financial overview shows the interest income, neatly separated from the repayment.
- ✓ Interest without VAT (VAT Directive art. 135)
- ✓ Repayment reduces the balance, not turnover
- ✓ Optional administration fee per instalment
- ✓ Loan agreement with PDF and signature block

Loans issued sit alongside your leases in the same contract list and count towards your monthly income. See how the whole platform works together at how it works, or check the pricing.
Frequently asked questions
What is a loan issued in Protiva?
A loan you as an owner lend to a counterparty, with a principal, interest, term and repayment type. It is the mirror image of financing on a property (a mortgage or loan you have taken out yourself): a loan issued is a receivable. You create it as a contract type, alongside the lease.
Which repayment types does Protiva support?
Three: annuity (a fixed monthly amount in which the interest share shifts), straight-line (a fixed repayment per month with falling interest) and interest-only (interest each month, with the principal as a final instalment). The full amortisation schedule is visible per instalment, with the outstanding balance.
Is the instalment invoice created automatically?
Yes. Just like a lease, Protiva automatically generates a monthly instalment invoice with the interest and (depending on the repayment type) the repayment, through the same monthly run. You can look ahead at the coming instalments and generate them manually if you want.
Do I have to charge VAT on the interest?
No. Granting credit is VAT-exempt (VAT Directive art. 135(1)(b), transposed into national law in every member state). Protiva therefore puts the interest on the instalment invoice without VAT; the repayment is not turnover but a reduction of the outstanding balance. This is not tax advice, and your situation may differ.
Can I draft and sign a loan agreement?
Yes. Every loan issued has a Contract tab with an editable loan agreement and a standard text containing the right variables (lender, borrower, principal, interest, term). You generate a PDF from it with a signature block for both parties.
