Understanding net operating income (NOI) and operating margin
The operating statement shows two key figures that summarise the profitability of your real estate: net operating income (NOI) and the operating margin. This article explains how Protiva calculates both and which amounts are included or excluded.

Net operating income (NOI)
NOI is the total of all income in the selected period minus attributable costs. Income consists of invoiced rent and other revenue from sales invoices; draft invoices are not included. Costs consist of financing interest, owners' association (VvE) contributions, and other property costs from purchase invoice lines and bank postings. Billed service cost advances are shown separately and are not included in NOI — they are settled later through the service cost settlement. Purchase invoices that are not assigned to a property are portfolio-wide: they count towards the overall result but not per property. NOI is displayed in green for a positive result and in red for a negative result.
Operating margin
The operating margin is NOI divided by total income, expressed as a percentage. If there is no income in the selected period, Protiva shows a dash instead of a percentage. Like NOI, the margin is coloured green for a positive result and red for a negative result. Below the percentage, the hint "NOI ÷ inkomsten" explains the formula.
