Reading the operating statement

The operating statement shows rental income, operating costs and net operating income (NOI) per property for a chosen period.

Where to find this

  1. Go to Reports;

  2. Open the operating statement.

Summary tiles

At the top of the report four key figures are displayed: Total income, Total costs, Net operating income (NOI) and Operating margin. The NOI and margin are coloured green for a positive result and red for a negative result.

Chart: trend per month

Below the tiles a bar chart shows income and costs per month. Dark bars represent income, light bars represent costs. Hover over a bar to see the exact amount.

Report table

The table contains one row per property with the following columns: Property, Rent, Other, Income, Service charges, Interest, HOA, Costs and NOI. The property name is a link to the property detail page. At the bottom of the table a totals row sums all columns.

Sub-rows per lease

If a property has multiple leases you can expand the row to see rental income per lease. The lease name is a link to the lease. Cost columns are only populated at property level; sub-rows show a dash.

Interest and HOA: estimated or booked

The Interest and HOA columns show a small label below the amount: "estimated" when the value comes from the property estimate, or "booked" when actual bookings exist. Actual bookings automatically replace the estimate so nothing is double-counted.

Service charges

The Service charges column shows billed advances. These are not counted as income and are excluded from the NOI — they are settled later via the service cost settlement.

Unallocated costs

Purchase invoices that are not assigned to a single property are portfolio-wide. They are included in the overall result but do not appear under an individual property.
